Top tips on preparing for a viewing

  • Walk past the property before arranging the viewing.

    Often you can make a decision before you walk through the door.

  • View the property with the agent, a partner or friend.

    Never view alone. There is safety in numbers and no harm in asking for a second opinion.

  • Make a list of what is important to you.

    Tick these off as you view the property.

  • Check the outside of the property before you walk in.

    Are there any loose tiles on the roof?

  • Be thorough.

    Check all fixed cupboards, and especially under the sink, you will not be seen as nosy.

  • Ask to see the loft.

    Take a torch in case there is no lighting.

  • Check the plumbing.

    How long does it take for hot water to come through and does the heating work?

  • Ask if any work has been carried out on the property.

    Ask for receipts and guarantees.

  • Look at fuel bills and the council tax bill.

    so you'll know what to expect.

  • Find out what fixtures and fittings are included in the sale.

    e.g. Carpets, cooker, curtain poles.

  • Check the ceiling for damp patches.

    You can't be too careful.

  • Strike up a rapport with the seller.

    If you are friendly to the seller then you are more likely to be remembered and have an offer accepted.

  • Visit the property at different times of the day.

    Assess traffic and noise levels.

  • Visit the local pub.
